Director of Sales (First-hand Residential Sales)

Major Accountabilities

• Develop sales & marketing strategies to achieve organizational sales goals and revenues of each development project
• Ensure successful sales and marketing plans including final endorsement and recommendation of all sales and marketing plan
• Participate in potential site assessment & give recommendation in progress of land acquisition
• Recommend whole project’s budget, ensure budgeted revenues and expenditures are with check and balance exercised before further checked by Finance Dept.
• Oversee the sales and marketing activities, monitor the achievement of sales and marketing objectives and evaluate performance of the sales and marketing teams
• Ensure all legal documents are complied with the related requirements/ standards
• Develop and strengthen the department for business growth.  Maintain staff disciplines, give direction and advices to immediate subordinates and other team members (such as market trend, market intelligence, personal linkages etc) to smooth off the work
• Liaise with other department heads to facilitate the inter-communication within the company
• Maintain good relationship with government authorities, business partners especially agents and press media
• Represent the company in business association & joint venture meetings

Personal Qualifications

• Bachelor's degree in Business, Real Estate or related discipline obtained in a reputable institution. MSc in Real Estate graduates will be an advantage
• Minimum 15 years’ relevant working experience, preferably gained from property developer of which 8 years at senior management level
• Good experience in leading large scale property sales & marketing campaigns from commencement to completion
• Strong marketing sense and creative in Sales campaign design with good insights in housing trend and buyer preferences
• Strong analytical, planning and execution capability
• Excellent leadership qualities & staff motivation skills
• Superb communication and interpersonal skills, and networks in the market
