We are seeking a highly experienced and strategic Senior Property Manager with a minimum of 15 years of proven experience in the Hong Kong property management industry. This pivotal role involves overseeing the comprehensive management of a prestigious portfolio, ensuring the highest standards of service, operational efficiency, and financial performance.


ESSENTIAL DUTIES

  • Provide strategic leadership and full spectrum of property management services for a designated property.
  • Formulate and implement effective management policies, procedures, and systems to enhance operational excellence.
  • Lead a team to deliver exceptional tenant services, promptly address enquiries, and resolve complaints to maintain high tenant satisfaction levels.
  • Prepare, control, and manage annual operating budgets, perform financial analysis, and ensure cost-effective management.
  • Oversee the tendering process, negotiate with vendors and contractors for maintenance and service contracts to secure the best value.
  • Supervise and coordinate routine maintenance, inspection programs, and renovation projects to uphold property conditions and safety standards.
  • Manage the issuance of legal documents, including tenancy agreements, renewal notices, and other related correspondence.
  • Liaise effectively with internal parties, owners' committees and various government departments.
  • Conduct regular property inspections to identify areas for improvement and ensure service quality.


REQUIREMENTS

  • Tertiary education or above, education in property/ housing management field a definite advantage
  • 15 years’ experience in property management is preferred, previous experience in managing commercial building is preferred.
  • In-depth knowledge of the Building Management Ordinance (Cap. 344), DMC, and other related Hong Kong regulations.
  • Strong financial acumen with extensive experience in budgeting, financial reporting, and cost control.
  • Demonstrated leadership skills with experience in managing and motivating a team.
  • Excellent interpersonal, communication, and negotiation skills, with the ability to interact with stakeholders at all levels.
  • Proactive, customer-oriented, and capable of working under pressure to meet deadlines.
  • Proficiency in both written and spoken English and Chinese.
  • Familiarity with property management software and MS Office applications.
