職位描述

Responsibilities:

1. Assist in developing and implementing comprehensive asset strategies aligned with business growth objectives, including asset positioning, lease strategy, ESG initiatives, and overall asset management.

2. Assist in analyzing asset value-creation potential and operational efficiency, identifying enhancement opportunities and driving continuous growth in asset performance.

3. Deliver net property income growth and valuation gain targets by managing the annual operating budgets, cost planning, and controls.

4. Conduct ongoing market research and analysis on the latest market trends and industry developments to provide support for decision-making.

5. Prepare reports and presentation materials as required and provide necessary administrative support to the team.

6. Perform any other duties as assigned by leadership.

Requirements:

1. Bachelor’s degree or above in Business Administration, Surveying, Real Estate, Finance, or related disciplines.

2. At least 5 years of full-time work experience in leasing, tenant management, or property management within the Hong Kong market.

3. Have good knowledge of Hong Kong real estate policy environment, market dynamics, and operational practices; familiarity with property transactions and leasing procedures.

4. Solid in Hong Kong property management and knowledge of valuation and relevant regulations, with systematic asset analysis, monitoring, and daily operational execution.

5. Customer-focused mindset to maintain excellent relations with potential clients/tenants and able to identify and bring in new types of clients/tenants.

6. A team player with excellent communication, coordination and negotiation skills, analytical and emergency capacity.

7. Proficient in both spoken and written Cantonese and English, Mandarin is preferred.


工作职责

1.根据业务发展需求,协助制定并实施全面的资产计划,包括资产定位、租赁策略优化、ESG举措落实和资产管理。

2.负责分析资产的价值创造能力与运营效率,识别潜在提升机会,推动资产效益持续增长。

3.通过管理年度运营预算、成本规划与控制,实现净财产收入提升及资产估值增长目标。

4.持续开展市场调研与分析,追踪最新市场趋势与行业动态,为决策提供数据支持。

5.按要求撰写报告与演示材料,并为团队提供必要的行政协助。

6.其他临时委派的工作。

资格要求

1.本科及以上学历,专业以工商管理、测量、房地产或金融相关学科为主。

2.具备5年或以上香港市场租赁、租户管理或物业管理的全职工作经验。

3.熟悉香港房地产政策环境、市场动态及运作惯例等,了解物业买卖、出租等实务操作。

4.具备扎实的香港市场物业管理专业知识与技能,熟悉评估方法,能系统性分析、评估及监控物业资产状况,了解物业管理相关法律法规,能以专业方式处理日常运营事务。

5.具备以客户为中心的思维,能与潜在客户/租户建立良好的关系,能够识别和引入新类型的客户/租户。

6.良好的团队合作精神,具有良好的沟通、协调、谈判能力,具有良好的分析能力及应急能力。

7.具有良好的中英文书面与口头表达能力,粤语、英语可作为工作语言,普通话可满足日常沟通。
