Property Manager

About the Company:

Litu Holdings Limited (“Litu”) is a multinational investment holding group dedicated to high-end printing and packaging, was listed on Main Board of the Hong Kong Stock Exchange on March 30, 2009 (1008.HK). We are actively seeking for talents to support our strategic goal to achieve our long-term holding real estate investment portfolio in Hong Kong. As a Property Manager from developer side, you will be engaged in a commercial building renovation project in CBD of WAN CHAI. This is an all-rounded job experience where you can learn, improve and show your ability.

Responsibility

Property Operations:

• Supervising the day-to-day operations of properties, ensuring 3rd party property management company operates a smooth functioning and maintenance.
• Liaise internal and external team for property maintenance, repairs, and improvement projects.
• Coordinating with contractors, vendors, and other relevant parties for property-related services for any major construction projects
• Ensuring properties comply with relevant regulations and laws.

Compliance and Risk Management:

Ensuring properties comply with all relevant regulations and laws.

Implementing and enforcing property rules and regulations.

• Managing potential risks and liabilities related to property management.
• Liaise and maintain communication within IO and all other parties

Other Duties:

• Building and maintaining positive relationships with tenants.
• Preparing and managing property budgets, monitoring expenses, and ensuring financial performance.

Conducting market research to assess property values and trends.

Coordinating with internal departments and external parties on various property-related matters.

• Participating in IO activities and events.
• Preparing regular reports for senior management and other stakeholders.
• Attending meetings with tenants, government authorities, and other relevant parties.

Attending to any other duties as assigned.

Qualifications

• Degree in Property & Facility Management or related disciplines;
• PMP License (Tier 1 or Tier 2) holder
• Member of HKIH/CIH/RPHM is an advantage.
• Min. 6 years’ relevant experiences in which 3 years in supervisory level.
• Strong communication and interpersonal skills
• Excellent organizational and time management skills
• Knowledge of property management laws and regulations
• Problem-solving and conflict-resolution skills
• Advanced knowledge of Excel, Word, PowerPoint and Chinese Word Processing is essential.
• Good command of both written and spoken English and Cantonese.
