Job Description

Job Description for Property Coordinator / Assistant Property Manager

(i) Lease management: Managing lease agreements, renewals, and terminations.
(ii) Tenant relations: Responding to residential tenant inquiries, managing complaints, ensuring that tenants are satisfied with their rental experience, promote lease renewals, and minimize tenant turnover. Ability to handle direct deals.
(iii) Marketing and leasing: Work with property agencies to develop and implement marketing strategies to attract new tenants and fill vacancies.
(iv) Reporting to the Family Office: Prepare regular reports on property performance, including financial reports, occupancy rates, market trends.
(v) Property maintenance: Overseeing maintenance and repairs of the properties. Includes routine inspections to ensure that the properties are in good condition, and cleaning/repair between tenants.
(vi) Vendor management: Managing relationships with vendors and contractors, ensuring that they deliver high-quality services at a reasonable cost.
(vii) Risk management: Identifying and mitigating risks associated, including insurance coverage, liability management, and emergency preparedness.
(viii) Legal Compliance: Stay updated on relevant laws and regulations pertaining to property management in HK, Macau and Thailand ensuring compliance in all aspects of property operations.
(ix) Market Research: Stay informed about local real estate market trends, competition, and rental rates to make informed decisions regarding property management and leasing strategies.
(x) Green Initiatives: Identify opportunities for implementing sustainable practices and energy-efficient solutions within the property, promoting environmental responsibility.


Requirements:
- Minimum two years’ experience in real estate leasing, property management, or a similar role.
- Proficient in English and Chinese.
- Proficient in Microsoft Office suite applications.
- Degree holder.
- Licensed real estate experience is an advantage.


Qualities:
- Mature, diligent, organized, detail-oriented.
- Positive, proactive and a team player.
- Effective communication and interpersonal skills to liaise with tenants, vendors, and other stakeholders in both English and Cantonese.
- Self-directed, capable of working independently and able to prioritize and complete assignments under pressure.
