Manager (Asset Management)

Responsibilities:

• Develop and execute asset management strategies for retail and non-residential properties, focusing on optimal tenant mix to maximize occupancy, rental income, and long-term growth;
• Identify and pursue new leasing opportunities to enhance portfolio performance;
• Negotiate lease terms and agreements with prospective tenants, ensuring alignment with the company’s strategic objectives;
• Build and maintain strong relationships with existing tenants, and stay informed of their latest development plans;
• Conduct regular market analysis to monitor trends, identify opportunities, and evaluate tenant performance; recommend and implement changes to tenant mix strategy where appropriate;
• Collaborate with the marketing team on the positioning strategy of assigned properties and co-develop marketing plans;
• Prepare rental budgets and work closely with the Finance team on budgeting, rental forecasts, and credit control matters;
• Coordinate with the property management team to ensure delivery of high-quality customer and tenancy services;

• Undertake any other duties, ad hoc assignments, or business initiatives as assigned by Management.
  

Requirements:

• Degree holder, preferably in Real Estate/Marketing or related field;
• At least 5 years of solid experience in the retail/commercial leasing in Hong Kong;
• Familiar with Landlord and Tenancy (Consolidation) Ordinance;
• Excellent analytical, financial and negotiation skills;
• Excellent in customer development, able to build partnerships with both internal and external stakeholders;
• Strategic mind with strong retail sense, proactive and able to conceptualize positioning and branding for our retails;
• Proficient in MS Word, Excel, PowerPoint;

• Excellent spoken and written English and Chinese (including Mandarin)
  

The successful candidate will be appointed to a 2-year contract term. Renewal of the contract will be subject to the operational needs and the performance of the candidate.
